The Board of Directors of the Crestbrook Homes Association is comprised of your neighbors - people who are homeowners in our community who have volunteered their time, effort, and skill to reach a common goal - to make Crestbrook a great place to live for all of us.

So what specifically does the Board do? Well...that's a fair question. Most of these activities go on "behind the scenes" but are required by the By-laws and Covenants. Here are some highlights of what your volunteer Board does:

  1. Monitor, route and respond to all phone and written requests from 420+ owners, realtors, government officials, attorneys, etc
  2. Attend meetings with developers, county or state agencies, and neighboring homes associations to address common issues
  3. Hold Board meetings every 30 days (mandatory)
  4. File and maintain all records for the community (which are extensive after 20+ years) including all Architectural Review Forms, taxes, dues payments, letters and correspondence of all kinds
  5. Address owner disputes, problems such as vandalism, neighbor disputes, etc… with site visits, phone calls, letters, or meetings as required
  6. Pay federal and state taxes, prepare and mail 400+ dues letters, collect dues, balance accounts
  7. Collect and track all payables and receivables such as liability insurance (required), legal expenditures, PO box rental, office supplies, newsletter costs, Disclosure Package income…
  8. Prepare the annual budget
  9. Prepare and deliver all Disclosure Packages (required for every house that sells) and conduct site inspections
  10. Cite covenant violations, write and mail letters, hold hearings, respond to home owner issues and law suit threats
  11. Plan, manage, and complete all special projects such as the web site, voice mail system, newsletters, yard sale etc…
  12. Respond to all Architectural Request Forms, which usually require a site visit and more information from the owners
